How Much Liability Insurance do Builders Need?

Most builders opt for Public Liability Insurance with coverage of $5 million, $10 million, or $20 million, depending on the size of their projects and the risks involved. We do not generally recommend $5m of Liability Insurance as this provides minimum cover in the event of a claim. The usual amount most tradies take is $10m.

Larger contracts or commercial work may require higher coverage. It’s important to assess your work scope, the types of clients you serve, and the risks you encounter to choose the right coverage.

The types of things to consider when deciding on $5m, $10m, $20m or $50m of Liability Insurance include:

  • Whether you work only on domestic projects (residential homes) or on commercial projects (including retail & hospitality)
  • The types of premises where you complete work – stand alone residential homes carry less risk than working in unit blocks/apartments or premises that have adjoining buildings.
  • Whether you work on commercial or government projects – these will require a higher level of cover and often form part of the contract requirements.

What insurance does a Builder need?

The types of insurance a Builder needs will depend on the size of your business, the types of clients you complete building projects for (domestic, commercial and/or government) and the services you provide. Below is the most common types of insurance a builder would normally need as a minimum – however there will be other types of insurance you should consider based on your specific business operations.

Personal Accident Insurance

Individual Personal Accident Insurance Coverage as a result of injury, sickness, death or disability for individuals and/or sole traders with various scopes of cover to choose from.

Public Liability Insurance

This is the most crucial insurance for builders, protecting you if your work causes property damage or injury to a third party. For instance, if a client or passerby is injured by falling debris or damaged equipment, public liability insurance can cover legal and compensation costs.

General Property (Tools Insurance)

Builders often use expensive tools and equipment, so it’s important to protect these assets. General Property Insurance, also known as Tools Insurance, covers theft, loss, or accidental damage to your equipment.

Business Insurance for Tradies

Tradies that own their own business need to consider different types of policies to those that work for the company as contractors.

Commercial Motor Insurance

If you use a vehicle for your builders business, ensuring it’s adequately insured can save you from unexpected costs in case of accidents or damage.

Trade Credit Insurance

If you offer credit terms to your clients, Trade Credit Insurance protects you from potentially being left out of pocket if clients fail to pay.

Contract Works Insurance

This covers loss or damage to building materials, tools, and equipment during a construction project. It also protects against unforeseen events like fires, storms, or theft that could delay or disrupt the project.

Professional Indemnity Insurance

This protects builders against claims arising from design errors, poor advice, or negligence in professional services, particularly if you offer design-and-build services or provide consultancy.
